Inside the home
Checking temperature, humidity, odors, visible leaks, insect and pest activity, and accessible plumbing. We also inspect windows, doors, closets, pantries, appliances, HVAC settings, electrical panels, and water heater/pump configurations for any signs of system malfunction.
Around the property
Grounds and landscape assessment, proper snow removal has been completed, pest observation, lawn and sprinkler checks, removing accumulated mail, flyers, and newspapers, inspecting ground-level roof, gutters, screens, windows, fencing, AC units, and outdoor lighting fixtures. We also carefully restore the main water line, manage alarm systems, verify pool equipment control panels, and inspect screen doors, enclosures, and cage structures.

Time-stamped visit reporting through Home360 and direct contact when an observation needs your attention, with immediate homeowner notification for any emergency situations.

Visible under-sink moisture and leaks are noted during accessible interior checks. Small drips deserve prompt attention.

Accessible exterior HVAC equipment is visually observed for obvious issues, with concerns documented for qualified service providers.

Keyholding & emergency response
Authorized access, alarm response, and urgent property checks. After-hours call-outs are subject to availability and additional fees.
Vendor coordination
Meet plumbers, electricians, HVAC technicians and repair contractors. Receive furniture or appliance installers. Provided access to the home and stay during scheduled service, confirm the work has been completed and send the homeowner completion reports and photos.
Storm preparation & checks
Pre-storm preparation and post-storm visual assessments when weather threatens the property.
Personal errands and home related tasks
Take the hassle out of traveling back home through our concierge provisioning service, simply share your shopping list with us and we’ll handle the rest from selecting fresh groceries and pantry staples to stocking your refrigerator and running essential local errands before you arrive.
Mail and package forwarding
All mail and packages are placed inside the home for protection, sorted and pictures sent via text of important looking mail to you for further instruction if requested.
Mail or packages can be forwarded for an additional fee plus the cost of shipping.
Light preventative tasks
Filter changes, occasional bulbs, and chirping alarm batteries when supplies are available. Additional supply costs may apply.
Pre-arrival home preparation
Turn on any applicable systems and adjust the temperature as directed. Turn on/up water heater or hot water systems, if appropriate. Set up welcome baskets with fresh fruit and or flowers
Seasonal home opening and closing
Open outdoor furniture and patio areas, put out cushions and umbrellas. Prepare your home for summer or winter. Coordinate seasonal service appointments.
Arrange snow removal, lawn care or pool opening/closing services.
Pool & spa, with a practiced eye.
Observational checks of equipment, water levels, temperature, and skimmer areas can be included in your plan.

How often can my home be checked?
Visits may be arranged daily, weekly, bi-weekly, or on a schedule suited to your home and time away.
What do you look for inside the home?
Checks may include temperature, humidity, odors, visible water leaks, insects, and apparent system malfunctions, according to your agreed plan.
What do you check outside?
We visually assess accessible exterior areas for signs of storm impact, damage, unsecured access points, and other visible concerns.
Can you check for water leaks?
Yes. Visible plumbing areas, including under sinks where accessible, can be checked for signs of drips, moisture, or damage.
Do you inspect pools and hot tubs?
Depending on your service plan, we can check pool skimmer boxes, water temperature and level, and hot tub temperature and water level.
Can you change air filters or lightbulbs?
Routine filter and occasional bulb changes can be arranged. Homeowners can supply items, or Robert can obtain them for an additional fee plus their cost.
