What is Home Watch?
Home Watch is a visual inspection of a home or property, looking for obvious issues. We look for visible conditions that need attention and send a documented report after each visit.
Is Home Watch the same as house sitting?
No. Home Watch is a series of scheduled property visits rather than someone living in the home.
Who performs my Home Watch visits?
North Jersey Home Watch is owner-led by Robert Hauck, who brings 37 years of utility operations, emergency response, and property maintenance experience.
How often can my home be checked?
Visits may be arranged daily, weekly, bi-weekly, or on a schedule suited to your home and time away.
What do you look for inside the home?
Checks may include temperature, humidity, odors, visible water leaks, insects, and apparent system malfunctions, according to your agreed plan.
What do you check outside?
We visually assess accessible exterior areas for signs of storm impact, damage, unsecured access points, and other visible concerns.
Do you check the HVAC system?
We check observable system status and interior temperature during visits. We do not replace licensed HVAC diagnosis or repair.
Can you check for water leaks?
Yes. Visible plumbing areas, including under sinks where accessible, can be checked for signs of drips, moisture, or damage.
Do you check doors and windows?
Accessible entries can be checked for visible security concerns and whether they appear secured during a visit.
Do you inspect pools and hot tubs?
Depending on your service plan, we can check pool skimmer boxes, water temperature and level, and hot tub temperature and water level.
Do you provide a report after every visit?
Yes. We use Home360 to document visits and communicate observations to homeowners.
What happens if you find a problem?
We document the condition, contact you according to your agreed instructions, and can coordinate access for an appropriate vendor when needed.
Are reports time-stamped?
Our digital visit documentation includes time-stamped records. Ask us how reporting is configured for your property.
Can reports help with insurance requirements?
Documented visits may help show your home was monitored while unoccupied. Confirm your specific policy requirements with your insurer.
Is North Jersey Home Watch accredited?
Yes. North Jersey Home Watch is an accredited member of the National Home Watch Association (NHWA).
What is the NHWA?
The National Home Watch Association is an industry organization with accreditation standards, professional education, and a code of ethics for Home Watch providers.
What training has Robert completed?
Robert completed the National Home Watch Association Home Watch Boot Camp in Virginia and has a background in Firefighting, emergency response, and decades of safety training with PSE&G.
Is North Jersey Home Watch insured and bonded?
Yes. The business states that it is insured and bonded. Ask Robert for current coverage details if you need them.
Do you offer keyholder services?
Yes. We can hold keys and provide access or attend to urgent property situations as agreed with the homeowner.
Can you coordinate contractors?
Yes. Vendor access, maintenance oversight, and client advocacy can be arranged, including being on site when work is performed.
Can you prepare my home before I arrive?
Arrival and departure services and concierge requests, such as grocery restocking, can be discussed and arranged in advance.
Can you bring in mail and packages?
Yes. We can bring mail and packages inside and, if requested, photograph important-looking mail for your instructions. Forwarding may carry additional costs.
Do you offer storm checks?
Yes. Storm preparation and post-storm visual assessments are available as part of a tailored service plan.
Can you change air filters or lightbulbs?
Routine filter and occasional bulb changes can be arranged. Homeowners can supply items, or Robert can obtain them for an additional fee plus their cost.
Can you replace a chirping smoke alarm battery?
If an alarm chirps during a visit, Robert can replace the battery if the proper replacement battery and step ladder (if required) is available on site.
What areas do you serve?
We serve select communities across Essex, Bergen, Morris, Passaic, Warren, Sussex, Hudson, and Union counties. Montclair is a primary market.
Do you serve Montclair and Short Hills?
Yes. Montclair and Short Hills are among the communities listed in our service area.
What are your regular business hours?
Regular hours are Monday through Friday, 8:00 AM to 5:00 PM. Routine weekend visits are not standard hours.
Are emergency or after-hours call-outs available?
Emergency call-outs after hours and on weekends may be available subject to availability and an additional fee. Call Robert directly at (973) 699-9697.
How do I get started or request a quote?

Are members of North Jersey Home Watch staff background checked?
Yes, all staff members are thoroughly background checked.
What about water and plumbing?
When we oversee a home, we prefer that the water is turned ‘off’ at the watermain in the utility room. About 1x a month we will turn the water on, flush toilets, run water and sinks and showers, run the disposal and then turn the water off at the main. We also turn the water on to water plants, and to fill pools or hot tubs.
What if a problem is encountered/discovered?
If a problem is found, we will contacted you immediately. We will work with your preferred contractor or help find one for you to remedy the problem.
How are clients billed?
Invoices are sent via email on or/about the 1st of the month for services rendered the previous month. Payment is due on/about 15 days after the invoice is sent.
What forms of payment does North Jersey Home Watch take?
Checks, ACH and Zelle (bank transfer) are preferred. Credit cards are also accepted within an additional 3% fee.
Is there a service agreement to sign up for North Jersey Home Watch?
Yes, North Jersey Home Watch has a simple, straightforward agreement.
How do you communicate with homeowners?
After each check/visit, we send a time, date stamped report with photos, comments and recommendations. We also communicate with clients as needed via email, text, phone calls and internationally via WhatsApp.
